Commercial mortgage refinancing in Brooklyn
Refinancing starts with two questions: why does the existing debt need to change, and what can the property support now? A maturity deadline, a cash-out request, and a payment reduction each call for a different analysis.
Use the refinance calculator and checklistStart with the current loan
Gather the maturity date, current balance, payoff information, payment history, and any prepayment provisions. Identify extensions, arrears, or modifications that a new lender will need to understand. The note's balance alone does not show the cash needed to complete a refinance.
Build the timeline around the actual deadline. Valuation, environmental review, legal work, and credit review can require separate steps. Identify unresolved ownership or property issues before relying on a target closing date.
Separate current income from expected improvements
For a Brooklyn mixed-use or multifamily property, a current rent roll and operating statement provide a starting point. Explain vacancies, concessions, commercial lease expirations, and any changes since the last loan. Distinguish signed leases from proposed rent increases or future leasing.
Net operating income is property income after operating expenses, before debt service. A lender's analysis may adjust the owner's figures. The site's refinance calculator is an illustration of debt service and coverage, not the amount a lender has agreed to advance.
Explain the purpose of any additional proceeds
If the request includes cash out, show where the funds will go and how the new debt fits the property's operating plan. Repairs, partner buyouts, reserves, or another investment have different implications for liquidity and repayment.
If the objective is to improve cash flow, compare amortization and term alongside the rate. A lower initial payment may leave a larger balance at maturity. Include prepayment costs, lender and third-party charges, and any reserves when comparing options.
When the existing lender will not extend
Identify the reason: current performance, borrower information, property condition, or the lender's own appetite. A different lender may assess a transaction differently, but changing lenders does not eliminate the underlying issue. A bridge option also needs a credible later refinance or sale.
